Choosing a system
You do not pick the system. The slab does. Moisture is what makes coatings fail, so it gets tested before anybody quotes a number. Whatever is bonded to the concrete now decides how much prep goes in. Tell us the address and we come out and read the floor before we quote.
There are lots of different grit levels to polished concrete. Polished concrete has no single fixed grit range: the finish depends on the slab and the look you want. Our common finish is 800 grit, with 1,500 and 3,000 as upgrades. We are able to provide options that will best suit your needs from rustic to the modern reflectiveness. You can also use concrete dye. Concrete dye is most often used to tint a polished concrete slab. These dyes are not safe from the uv rays of the sun, which means they cannot be used on concrete outdoors. When using a concrete dye you should install it with a high-quality concrete sealer so that it does not fade in areas with a lot of foot or vehicle traffic.
An epoxy floor can be installed in any of the following locations and then some: schools, libraries, cafeterias, hotels, lobbies, showrooms, industrial plants, homes, kitchens, commercial kitchens, manufacturing facilities, garages, patios, retail and shopping centers, gyms and nuclear plants.
One building often takes more than one system. A warehouse aisle, an office and a wash-down area do not have the same duty, so they do not get the same floor. We read the slab and the traffic room by room, and the scope names which system goes where before you sign it.
The details are very important when applying stain or adding epoxy to a concrete floor, which means the outcome could be messy if not done properly. A 1,000+ -pound grinder will need to be used for the project. Plugging this into an outlet in your home could cause serious electrical issues. Each different stain is applied to the concrete in a different manner. Most standard epoxy DIY kits come with an acid etching material and the coating comes up in 1-3 years because the concrete is not prepared properly.
Cost and booking
A single-color epoxy floor is the simplest system. The options you choose and the prep your slab needs are what move the price from there. The written price comes after we see the floor.
Commercial floors are quoted as a range per square foot, never a fixed price. Four things move the number: the slab you have, the prep it needs, the system you pick, and when we can be in the building. The written price comes after we see the floor. Budget bands per sq ft: decorative flake $8 to $14, decorative quartz $10 to $18, metallic epoxy $12 to $20, polished concrete $6 to $12.
A home or garage floor is quoted from the measured area, the prep the slab needs and the system you pick. We measure the space and test the slab on site, so the written price comes after we see the floor and before any work starts.
Yes, typically we require a 50% deposit. On commercial jobs the terms are set in the contract.
We accept ACH, wire transfer, Visa, Mastercard, American Express, Discover and check. We do not offer financing.
Usually we are able to accommodate a new job within 3 weeks.
Out of service
We put the day you get the building back on the written scope, before you sign it. The slab moisture test comes first, because a wet slab changes the date and we would rather move it before we start than after. Phasing keeps the rest of the building working while one area is down. Bare polish: same day, after the final clean. With a guard or sealer: about 24 hours. Foot traffic in 10 to 24 hours, wheels in 24 to 72, full cure in about 7 days.
Most homes are done in one to three days on site. After the last coat the floor needs time before you walk on it, and longer before you park on it. You get both dates in writing before we start.
Time off the floor changes by system and by how many coats go on. Foot traffic comes back first, wheels later, and full cure last. Start with the date you need the floor back. That date narrows down which system fits.
Usually yes, in phases, aisle by aisle or room by room, with dust containment on the grinders so the areas still open stay usable. You tell us when the building has to be running and we build the schedule backwards from that.
Care and repairs
We can apply an anti-slip coating to the epoxy floor system installed at your home, business or industrial facility.
Epoxy floors from a big box store, home improvement store or, painter don’t last too long. If you have a 100% industrial epoxy floor, many times it can last a lifetime with the right maintenance program. Epoxy floors are durable if applied correctly to a well ground concrete floor and then maintained properly. Properly specified and maintained resinous flooring is built for long-term service. Expected life depends on the system and how the floor is used, not one fixed number.
Direct sun ambers a clear epoxy top coat over time. Hot tires lift a coating that was never properly ground in, which is what happens to acid-etched kits. Both come down to prep and to the top coat. Tell us whether the floor is under a roof or in open sun and we will tell you what goes down.
Yes. Taking old coatings off is part of our scope. Whatever is down now comes off before anything new goes on. We take off glue, mastic and thinset too. If the slab underneath needs work, we tell you what it needs before you sign.
We are determined to assist our customers with any type of flooring issue they might have. This includes large or small cracks in concrete. We can also repair discolored or spalling concrete.
No. Anything that is lifting comes off first, down to bare concrete. Coating over a failing floor buys you a year and then the same problem.
We tell you before you sign anything. The reading goes on the scope with the rest of the job. A wet slab changes what can go down on it, which changes both the price and the date. You get the revised scope in writing, and you decide from there.

We take on commercial and residential flooring projects nationwide. Our in-house crews routinely cover Miami-Dade, Broward and Palm Beach counties. If we don't cover your area, we tell you on the first call.
Yes. We are insured on every job we take, and the carrier details are confirmed in writing with the written price, before any work starts on your floor. Ask for them on the first call if you want them earlier.
One person owns your job from the first walk to the day you get the building back, and you get one number to call. If a date moves, we let you know the same day.
Yes. Xtreme Polishing Systems is our sister company, under the same ownership, and one of the larger epoxy and grinding-equipment makers in the country. The systems we install are the systems it makes, and the two companies answer to the same phone number.
One-year limited workmanship warranty on eligible installations, from substantial completion, unless the accepted proposal states a different written term. Yes, we offer a warranty on select floors. We also have to do a full evaluation of the concrete slab and condition including any moisture issues within the concrete substrate.
